  • Marketing

    Effective marketing is the key to successful rentals. Lakeside Property Rentals:
    • Aggressive marketing using popular websites and social media for local and national exposure, featuring:
      • We conduct a market analysis in order to optimize the base rent rate, taking into account the homes features.
      • Thorough photographs that capture the feel of your home and present it in the best light.
      • Aggressive marketing, including most popular rental sites, and the Multiple Listing Service for long-term homes
      • Short-term rental homes are advertised on both Air BNB and VRBO.
  • Tenant Screening

    All prospective tenants must meet specific criteria for approval. We use credit, background and rent history checks to assist us in the approval process. We also require employment verification (if applicable) and/or verification of available funds. The application takes approximately 3-7 business days.
  • Rent Collection

    Rent is due on or before the first day of each month and is considered late if not paid by end-of-business on the fifth (5th) day of the month. If rent is not paid, a late fee of 10% of the monthly rental rate will be automatically charged at 9:00 AM on the sixth (6th) day of the month regardless of weekends, holidays, pay periods, or acts of God.

    • By US Postal Service mail
    • In person at the local office
    • Through the tenant’s bank through “bill pay.”

    Owners are paid after the tenant payments clear at the bank.

  • Maintenance

    • We schedule homes for regular maintenance. This includes but is not limited to HVAC, Gutter cleaning and Irrigation
    • We have a comprehensive list of vetted local contractors who can take care of most of the issues in the homes
    • We are available 24/7 for emergency maintenance calls and will work to get a contractor to the home as soon as possible.

    • When we create a work order, we send the homeowner an email informing them of the issue.
    • We monitor the homes regularly, including drive-by checks, walk-around inspections, and interior inspections.
  • Financial Reporting

    • We document everything that is received and paid for each home.
    • By January 31st each year, we report all earnings to the IRS and send a 1099 to all homeowners.
  • Financial Accounting

    • Detailed monthly and annual account statements accessible 24/7 through online portal
    • Lakeside Property Rentals maintains all Security Deposits in a Trust Account
    • Owners set the maximum amount for repairs that can be completed without contact. If an invoice may exceed the amount, Lakeside Property Rentals staff will contact the owner for approval.

    We use a cloud-based software that provides 24/7 access through online portals

    We carefully screen all long-term tenants with the same criteria (credit, background, rent history, income verification and reference checks) to find the best tenants However, it is impossible to guarantee that there will never be a problem. When problems do arise, we act quickly to keep your losses to a minimum
